🏗️ Council Advances a 1,786-Acre Development on McKinney's East Side

McKinney City Council voted Tuesday to move forward on one of the largest developments in the city's pipeline - a non-binding term sheet covering roughly 1,786 acres on the far east side, generally east of FM 1461 (future Lake Forest Drive) and County Road 166, south of CR 168 and FM 543.

The agreement is with McKinney Ranch, Honey Creek Investments, Barcelona 93, and MRP HTMHCB - the partnership tied to the Honey Creek master plan that Republic Property Group has been assembling on McKinney's eastern edge. Earlier filings have pegged the broader Honey Creek vision at up to 10,500 homes across a mix of single-family, multifamily, and commercial, plus parkland.

A non-binding term sheet is an early handshake, not a final deal - it sets the framework before the binding development agreement and zoning come back to council. But for a stretch of mostly open land beyond Highway 5, it's the clearest signal yet that the east side is next in line for the kind of growth the west side has seen.

What it means for residents: more rooftops, more traffic, and more pressure on roads like FM 1461 over the next decade - balanced against the tax base and parkland a development this size brings.
