🏗️ McKinney and Allen Just Branded Their Shared Highway. Here's What's Coming.

If you've driven SH 121 lately and noticed it starting to look like a real destination, you're not imagining it. McKinney and Allen economic development leaders officially launched the 121 North Corridor Initiative on May 29 - a coordinated branding effort for the stretch of State Highway 121 running through both cities.

The branding itself is fine. What's interesting is the list of projects they're managing under it: more than 20 active developments are currently in progress along the corridor, ranging from mixed-use neighborhoods to entertainment anchors the size of small towns.

The headliners: Sunset Amphitheater (20,000-seat venue, targeted for summer 2027), Cannon Beach (a $200M surf resort from the BSR Cable Park team, mid-2027), and Kalahari Resorts McKinney (a $950 million convention resort with an indoor waterpark, expected 2030). Smaller builds are already underway in between, filling in retail, multifamily, and hospitality gaps at nearly every major interchange.

The initiative signals that both cities are treating this corridor not just as infrastructure but as identity - a rival to Grandscape and Legacy West. 🍕 Mountain Mike's Pizza - 2nd McKinney Location

McKinney's first Mountain Mike's at Craig Ranch was apparently doing well enough to warrant a second location. The new spot at 8251 Eldorado Pkwy, Ste 100 opened May 27, serving the same lineup of West Coast-style pizzas and bone-in wings that built the brand's following. ✈️ High Altitude Aviation Hangar - McKinney National Airport

A new aviation hangar broke ground June 1 at 9404 Airbus Lane at McKinney National Airport - 3,600 square feet of hangar space registered under the project name "High Altitude Aviation." It's a small facility by airport standards, but another sign that KTKI is quietly attracting more private aviation activity. 🏦 Texans Credit Union - 2nd McKinney Branch

Texans Credit Union broke ground in May on its second McKinney branch at 3950 W. University Drive, targeting an early 2027 opening. 🏘️ McKinney Is Trying to Do Something About Housing Costs

A new Root Policy Research report commissioned by the McKinney Community Development Corporation found a significant affordability gap in the local housing market - with workforce households earning $35K-$75K effectively priced out of ownership and squeezed in the rental market. City leaders and MCDC are now weighing intervention options including land cost subsidies, density bonuses, and workforce housing partnerships. No votes yet, but the issue is officially on the agenda.

🎭 MPAC Renovation Is Underway

The McKinney Performing Arts Center on Tennessee Street is mid-renovation, with completion expected Fall 2026. How McKinney Became the Antique Capital of Texas🏺

If you've ever wondered why downtown McKinney has more antique shops per block than almost anywhere else in North Texas, the answer isn't an accident - it's a revival story that started with a downtown that nearly died.

Through most of the mid-20th century, McKinney's historic square followed the same trajectory as hundreds of small Texas downtowns: businesses left for strip malls, storefronts emptied, and the blocks that once defined civic life started collecting dust. By the 1970s, the gorgeous Victorian-era buildings lining the square were more liability than asset. Owners couldn't give away leases. City leaders weren't sure what to do with a downtown that commerce had abandoned.

What happened next is the interesting part. A small wave of antique dealers - many of them relocating from Dallas or Fort Worth - figured out that McKinney's empty storefronts had something rare: space, character, and cheap rent. The old buildings that nobody wanted turned out to be exactly what antique retail needed. High ceilings, original hardwood floors, street-facing windows, and enough square footage to hold actual inventory. One shop opened, then another, then a dozen. By the 1990s, McKinney had a reputation as a serious regional destination for antique hunters, and the square was filling back up.

The "Antique Capital of Texas" designation - informal, but widely used - stuck because it was earned. Today the district hosts over 40 antique and vintage dealers within a few blocks of the square. The shops are part of the reason McKinney's downtown survived long enough to become what it is now: a place people drive in from Dallas specifically to walk around. The antique dealers didn't just fill empty storefronts. They bought the city time.
