On August 12, VanTrust Real Estate broke ground on 121 Commerce Park - a two-building, 512,000-square-foot industrial campus at the intersection of Collin McKinney Parkway and State Highway 121. Phase 1 delivers the first building in Q2 2027. The project also includes a road extension of Collin McKinney Parkway and a new connection to the Cottonwood Creek Trail.

The development sits within the broader SH-121 corridor that McKinney has been building into one of North Texas's most active industrial zones. VanTrust is a Kansas City-based developer with a national portfolio, and this is their most significant McKinney commitment to date.

For residents, the trail connection matters as much as the jobs - the Cottonwood Creek Trail linkage extends the city's greenway network through an area that's been largely cut off from pedestrian infrastructure.

The McKinney ISD board approved a November 3 ballot package: a $500M bond in five propositions plus a Voter-Approved Tax Rate Election. Net effect for the median homestead: a 3.4% tax rate decrease, saving approximately $302/year. Propositions include new facilities, campus upgrades, and safety improvements.

The Planning & Zoning Commission unanimously approved rezoning a 9.79-acre parcel at Eldorado Pkwy and Custer Rd from Planned Development to C2, paving the way for a mixed retail/restaurant project with integrated park space - the same model that made District 121 a success.

McKinney's largest park sits on over 100 acres and checks every box: an off-leash dog park, a fishing pond, miles of trails, a wildflower meadow in season, sports fields, and multiple pavilions for shade. It's a destination-level park that still flies under the radar compared to some of the newer additions.

The dog park alone makes it worth the trip - full perimeter fencing, separate small and large dog sections, and water stations throughout. The pond is stocked and open for catch-and-release. Hours are 5AM to 11PM, admission is free.
